Know Where You're Buying

The Towns & Communities of Jackson County

Eleven incorporated towns, each with its own land market. Prices, soils, and what the land is used for all shift as you move across the county — here is the lay of the land.

Beyond the Town Limits

Much of the county's land sits in unincorporated communities with names of their own — including Two Egg, the crossroads northeast of Marianna whose name makes it one of the most photographed road signs in Florida, and the Compass Lake area in the county's southwest. Unincorporated land follows county zoning rather than any town's rules — one more reason to verify the rules parcel by parcel.
